We are glad you decided to take advantage of our free report. Selling your home on your own is a huge undertaking, but this checklist will help you get started on the right foot.

You have a long list of tasks to complete as you start this adventure - beginning with getting the home ready for market and ending with final negotiations prior to closing. Here's a brief checklist of things you must do and pieces you will need to gather:



  • Get the house ready, inside and out. I have a "Seller's checklist" I'll be glad to share. We will include it when you request the First Aid Kit
  • Determine the proper price. This isn't an easy task, so start early by visiting open houses, picking up flyers with prices, and then noting how quickly each of those homes sells. The speed will help you determine if their price was "right."
  • Arrange for a home inspection. This will alert you to problems to be fixed before you begin marketing.
  • Gather the forms. You'll need purchase and sale agreements, of course, and some counter-offer forms. But you'll also need disclosure forms. These will be the property condition disclosure and lead paint disclosure.
  • Before you begin to market, learn the laws regarding discrimination. Both the Americans with Disabilities Act and the Fair Housing Administration have things to say about how you can advertise.
  • Take outstanding photos. Shoot every attractive spot inside and outside your home from different angles.  A wide angle lense is highly recommended.
  • Write compelling descriptions. Remember you're trying to create a strong desire to see that house in person. Paint word pictures.
  • Buy a flyer box to put out by the street next to your For Sale sign. Fill it with flyers that invite people to call you for an appointment.
  • Take safety precautions. If your children are home alone part of the day, caution them NOT to answer the door unless they know the person outside. And in fact, you shouldn't open the door to anyone who hasn't made an appointment.
  • Begin marketing. Along with ads in newspapers, you'll need a web presence, so explore websites that offer FSBO listing opportunities.
  • Get a good book on negotiating and study it. FSBO buyers expect a bargain and you'll need to be tough without chasing your buyers away.
